For most people, selling a home is the biggest financial decision they'll make in years. Yet the decision about when to sell often comes from a headline, a neighbour's sale, or a gut feeling that "now might be the time."
After more than 35 years helping homeowners across Markham, Stouffville and the GTA, we've learned that the right time to sell has less to do with the market and more to do with your answers to a few honest questions. Asking yourself those questions before you list isn't overthinking. It's the responsible thing to do, especially in a market where conditions can differ from one street, and one property type, to the next.
Here are the five we'd encourage every homeowner to work through first.
Five questions to ask yourself before you sell
1. Why am I moving, and is it a need or a want?
Needs tend to outlast market cycles: more space, less space, a new job, being closer to a parent, stairs that have become hard. Wants are just as valid, but they give you room to be patient.
If it's a need, the question is usually how to move well, not whether to.
If it's a want, you have the freedom to wait for the right home, the right terms and the right moment in your life.
2. Where am I going next?
Selling is only half a move. Every seller is also a buyer or a renter.
If prices are softer when you sell, they're usually softer when you buy, and the reverse is also true.
The gap between your current home and your next one often matters more than the price of either.
Moving up, rightsizing and leaving the area are three very different calculations.
3. What will I actually walk away with?
The sale price isn't the number that changes your life. What's left after costs is.
Your mortgage payout, plus any prepayment penalty if you end your mortgage early (the Financial Consumer Agency of Canada explains how penalties work)
Real estate commission and legal fees
Moving costs, and any repairs or staging before you list
If you're buying again: land transfer tax, legal fees, title insurance, a home inspection and closing adjustments
If you don't know your home's value today, that's the first number to get. A free home evaluation gives you a starting point based on real, recent sales near you.
4. What would waiting cost me, or save me?
Sometimes the honest answer is "not yet." Waiting may make sense if:
You're close to the end of your mortgage term and breaking it now would mean a significant penalty
A big life decision, like a job change or a separation, is still unsettled
Your home needs work that would clearly hurt its sale price, and you have the time and budget to do it properly
But waiting also has costs: another year of upkeep, a home that no longer fits, or a better opportunity missed. And if you're only waiting to "time the market," remember that nobody can call the exact top or bottom.
5. What is the market doing for a home like mine?
"The market" isn't one thing. A detached home in one neighbourhood and a condo a few minutes away can behave very differently in the same month. Look at local signals rather than headlines:
How fast similar homes are selling. Days favour sellers; weeks favour buyers.
Sale price compared with asking. At or above asking favours sellers; below asking favours buyers.
How many similar homes are for sale. Plenty of choice favours buyers; slim pickings favour sellers."
What if I need to buy and sell at the same time?
This is one of the most common situations we help with. Selling first gives you certainty about your budget and avoids carrying two homes. Buying first means you only move once, but you'll need a plan in case your home takes longer to sell. Bridge financing, an offer that's conditional on selling your current home, or a longer closing date can help close the gap. A mortgage professional can tell you which options fit your situation.
How you should feel before you list
By the time your home goes on the market, you should feel:
Clear about why you're moving and where you're going
Informed about your numbers, including what you'll walk away with
Unhurried, with a timeline that works for your life
Confident that you've chosen the right moment for you, not for a headline
If you feel pressured or rushed, that's a sign to pause and ask more questions.
Why we wrote this
Homeowners who ask themselves better questions make better decisions, and they tend to have smoother, less stressful moves. Some of the most valuable conversations we have end with "not yet," and many of those clients come back when the timing is right for them. That's how it should be.
