September 2026 Real Estate Market Update: Markham, Stouffville and the GTA







As we head into September, the GTA real estate market continues to present a mix of opportunities and challenges for buyers and sellers. While pricing remains softer than it was a year ago in several segments, there are signs of increased activity in some local markets, particularly for detached homes in Markham.


In this month's market update, Rachel Cavanagh of the Benczik Kavanagh Real Estate Team looks at the latest market trends for Markham, Stouffville and GTA condos, along with the current Bank of Canada interest rate and what homeowners should be considering as we move into the fall market.


Markham Detached Homes: Sales Are Picking Up


The Markham detached home market showed a noticeable increase in activity during August.


Sales increased 10 month over month and were approximately 56 higher than August of last year. While prices have not followed the same upward trajectory, the increase in sales suggests that buyers are becoming more active in the market.


Prices for Markham detached homes were down approximately 1 month over month, while the median price declined approximately 5 year over year.


Inventory is currently sitting at approximately 4.3 months, which provides buyers with more choice than they would experience in a highly competitive seller's market.


For sellers, however, the relatively limited supply of new listings creates an interesting opportunity.


Is September a Good Time to List Your Markham Home?


September can be an important transition point in the real estate calendar.


As families return to school and regular routines, many buyers who paused their home search during the summer begin looking again. At the same time, homeowners who have been considering a move may decide that fall is the right time to enter the market.


If you are considering selling later this fall, winter or even early next spring, there is another strategy worth considering: prepare your marketing now.


Professional photography can be completed while your gardens and landscaping are still in full bloom. Your home can then be strategically positioned for a future launch, allowing you to take advantage of summer curb appeal without necessarily having to sell immediately.


If you're thinking about selling, it's worth discussing your timing and options before making a decision.


Stouffville Detached Homes: A Stable Market With Limited Supply


The detached home market in Stouffville was somewhat quieter in August.


There were 22 detached home sales in August compared with 26 in July. While sales declined month over month, prices remained relatively stable and were approximately flat year over year.


Stouffville currently has approximately 4.5 months of inventory, putting it in a similar range to Markham.


The combination of relatively stable pricing and moderate inventory means that both buyers and sellers need to pay close attention to individual properties rather than relying solely on broad market statistics.


For sellers, proper pricing, presentation and timing remain critical. For buyers, the current market may provide more negotiating room than was available during the highly competitive markets of previous years.


GTA Condo Market Continues to Face Price Pressure


The condo market is telling a somewhat different story.


In the 416 area, condo sales were down approximately 0.2 year over year, while sales in the 905 region declined approximately 6.9.


Prices also remain under pressure.


Condo prices were down approximately 2 year over year in the 416 and approximately 7.6 year over year in the 905.


This creates a very different environment from the detached-home market in Markham and Stouffville.


For condo owners considering selling, understanding the competition within your specific building and immediate neighbourhood is particularly important. Buyers have more options, and properties that are priced incorrectly can sit on the market significantly longer.


For buyers, softer prices may create opportunities, but it is still important to look beyond the purchase price. Maintenance fees, reserve funds, property taxes, building condition and upcoming assessments can all have a meaningful impact on the overall cost of ownership.


Bank of Canada Holds Interest Rate at 2.25


Another important factor heading into the fall market is the Bank of Canada's interest-rate environment.


The Bank of Canada has held its key interest rate at 2.25.


Interest rates continue to influence buyer affordability, mortgage qualification and the decisions homeowners make about moving.


Even relatively small changes in borrowing costs can affect purchasing power, which is why buyers and sellers should consider their own financial circumstances rather than making decisions based solely on headlines about interest rates.


What Does This Mean for Buyers and Sellers?


The September market is not a simple &quot;buyer's market&quot; or &quot;seller's market&quot; story.


Different property types and communities are behaving differently.


For buyers, there may be more opportunities to negotiate, particularly in segments where inventory is elevated and prices have softened. However, desirable homes that are properly priced can still attract significant attention.


For sellers, the key is not simply waiting for prices to rise. With relatively limited inventory in parts of Markham and Stouffville, a well-presented and appropriately priced property can stand out.


The biggest mistake sellers can make is assuming that the market will determine their home's value automatically. Pricing strategy, presentation, marketing and timing all matter.

One of the biggest myths about rightsizing is that it's something you do when you're ready to move.


In our experience, it's actually something you do long before that.


The families who navigate this transition most successfully aren't necessarily the ones who have all the answers. They're the ones who gave themselves the space to ask the right questions before they felt they had to.

We often think of major life decisions as a single moment. A house goes on the market. An offer is accepted. The moving truck arrives.

        <title>Is the Fall Real Estate Market Starting Early in Markham and Stouffville?</title>

For many homeowners, September represents the unofficial beginning of the fall real estate market. Summer vacations end, routines return and a new wave of listings traditionally arrives.


This year, however, homeowners considering a fall sale may want to begin preparing sooner.


The market has not fully shifted in sellers’ favour, and conditions remain uneven from one neighbourhood and property type to the next. Still, recent activity points to improving confidence and the possibility that more buyers could re-enter the market ahead of the traditional fall rush.


Interest rates are providing greater stability


Earlier this month, the Bank of Canada held its policy interest rate at 2.25. While holding the rate does not immediately change every buyer’s mortgage payment, it provides greater clarity for households that have been delaying decisions because of economic uncertainty. The Bank also indicated that Canada’s economy remains weak but is showing signs of improvement. 


For buyers, stability can matter almost as much as a rate reduction. When people feel more confident about borrowing costs and the direction of the economy, they may be more willing to revisit plans that had been placed on hold.


That does not mean every hesitant buyer will return immediately. Affordability remains a challenge, and buyers are still approaching major purchases carefully. But fewer unknowns may help support stronger activity through the second half of the year.


Sales are improving as new inventory declines


The June housing numbers also point to a changing market.


Across the Greater Toronto Area, 6,770 homes sold in June, an increase of 9.4 compared with June 2025. At the same time, the number of new listings declined by 12.9 year over year. On a seasonally adjusted basis, sales increased from May while new listings fell, suggesting that market conditions tightened during the spring. 


Prices have not fully recovered. The average GTA selling price was $1,058,658 in June, down 3.9 from the same month last year. This is important context because increasing sales do not automatically mean sellers can expect aggressive price growth.


The more accurate conclusion is that activity is improving while buyers remain value-conscious.


Buyers in Markham and Stouffville are still selective


In Markham and Stouffville, buyers continue to pay close attention to pricing, presentation, location and the condition of a home.


They have access to more information than ever and can quickly compare a property with recent sales and competing listings. A home that is priced accurately and presented well can attract meaningful interest. A property that enters the market above its current value may sit longer and eventually require a price adjustment.


An improving market does not rescue a weak listing strategy.


This is why homeowners should resist the temptation to assume that waiting until September will automatically produce a better result. A larger fall buyer pool may also be accompanied by a larger number of competing listings.


Could listing before September create an advantage?


For some homeowners, launching in August could mean reaching motivated buyers before the traditional increase in fall inventory.


That does not make listing early the right decision for everyone. Timing should be based on the specific property, neighbourhood and seller’s circumstances.


Waiting may be the smarter option when a home requires repairs, painting, staging, landscaping or additional legal and financial preparation. Rushing an unprepared property onto the market simply to beat the fall competition can cost more than it saves.


The objective should not be to list as quickly as possible. It should be to enter the market at the moment when the home is positioned to make its strongest impression.


Start preparing before you need to decide


Even homeowners who are unsure about selling this fall can benefit from starting the conversation now.


A current market evaluation can help identify:






What the home could reasonably sell for today






Which properties would be its direct competition






What preparation may improve the result






Which improvements are unlikely to deliver a return






Whether listing before or after September offers a stronger opportunity






The fall market may be starting to take shape earlier this year, but broad market trends only tell part of the story. The best timing depends on the individual home and the conditions within its immediate neighbourhood.

Here are some key incentives and programs available to help first-time buyers find real estate within the vibrant communities of York Region, Durham Region and Toronto.


RRSP Home Buyers Program (HBP)The RRSP Home Buyers’ Plan (HBP) has long been a valuable tool for first-time homebuyers. It allows eligible buyers to withdraw up to $60,000 from their RRSP to use toward the purchase of their first home without incurring tax penalties. This program provides significant assistance for those looking to buy a detached home, townhouse, or condo in Toronto, York Region or Durham Region. Additionally, it offers a flexible repayment period of up to 15 years, making it an accessible option for many.  


30-Year Amortization for First Time Home BuyersFirst-time buyers of all home types can now benefit from a 30-year amortization period. This extended period helps reduce monthly mortgage payments, making homeownership more affordable and attainable for all buyers of new builds and many first-time buyers searching for homes for sale in York Region, Durham Region and Toronto.  


Increased Insured Mortgage CapThe maximum property value eligible for an insured mortgage has been raised from $1 million to $1.5 million, effective December 15, 2024. This adjustment reflects current housing market realities, particularly in higher-priced regions, allowing more buyers to qualify for insured mortgages with lower down payments. 


Deposits on Home PurchasesThe rules for minimum down payments are as follows:




5 on the first $500,000 of the purchase price 


10 on the portion between $500,000 and $1.5 million




For example, buying a $1.5-million home now requires a $125,000 down payment—much less than the $300,000 needed for uninsured mortgages under the old rules.


If the purchase is above $1.5 million then the minimum downpayment will be 20 of the purchase price.


Tax-Free Home Savings Account (FHSA)The Tax-Free Home Savings Account (FHSA) is another excellent option for first-time buyers looking to save for a down payment on a home in York Region, Durham Region or the Greater Toronto Area. This savings account allows you to contribute up to $8,000 annually, with contributions being tax-deductible. Over time, these contributions can add up, helping you reach your down payment goal faster. In total, you can contribute up to $40,000 to your FHSA.


First Time Home Buyer Tax Credit (HBTC)Both the provincial and federal governments offer tax credits for first-time homebuyers, providing additional savings during the home buying process. These credits can be used in the year you purchase your home to reduce your taxes owed, potentially saving you up to $1,500 on qualifying purchases.

Transportation in Markham


Markham has become the suburb of choice thanks to its impressive transportation system and convenient location, just 45 minutes by GO Transit. However, there are a wide variety of subdivisions and historic neighbourhoods in high demand, including Cachet, Devil’s Elbow, Wismer Commons, German Mills, and Cornell. 


The Globe and Mail’s 100 Most Livable Cities in Canada


The Globe and Mail has its own data-driven ranking system to help Canadians identify communities suited to their circumstances. While price is always a consideration, The Globe identified attributes we value as Canadians, making it easier to consider what each community offers. 


You can choose the attributes most important to you to see how the cities you’re considering rank. They researched 439 cities to create their top 100. 


We’re impressed by the fact that out of those cities, Markham ranks 8th for access to healthcare. This is a huge concern in Ontario, not to mention across Canada, with patients experiencing record emergency room and procedure wait times that can delay necessary care and impact patient outcomes.

Markham is ideal for young families, offering 47 elementary schools and nine high schools, including many of the highest-ranked schools in Ontario.

For those who still choose to work in Toronto, easy access to highways and public transportation makes commuting easy. 


Affordability in Markham


Markham is definitely one of the more affluent cities in the GTA, sitting on par with housing prices and the cost of living in Toronto.


However, what sets Markham apart is its lovely rural countryside, large properties, and a slower, calmer lifestyle that’s perfectly suited to families. The average home sits at about $1.3 million, offering more houses and property for your investment compared to the typical Toronto home. 


Things to Do in Markham


The proximity to over 300 parks, including Rouge National Urban Park, the largest urban park in North America, make it a wonderful town to keep you active all year round. Other local amenities that keep you moving include prominent golf courses, tennis clubs, and the multipurpose PAN AM sports centre.
